Located just on the outskirts of Stone Town, this amazing, traditional town house is a short walking distance from all the key attractions in Stone Town – at a very affordable rate. The interior decor of the building is beautiful and interesting (great artwork, furniture) – and the rooms are terrific – beautiful, ornate and very comfortable beds and large rooms. Breakfasts on the roof top are simple, but delicious (with great water views). The delightful staff are also very helpful and friendly – they not only organised some local tours for us but also kindly looked after our luggage while we toured the rest of the island.I would definitely ‘highly recommend’ this town house to other budget traveller’s

Fairly disappointed. In short, not very clean. Booking lost. Disorganized staff. Poor communication. Expensive for the quality of the room and breakfast. Good location for stone town and ferry.
I’ve stayed at Warere twice in the past and it was an amazing experience. This time was pretty disappointing. The hotel is under new management. My booking for a triple room was “lost” despite me confirming twice the week before. My family of four had to make due with two beds. The garden out front is overgrown and litter scattered everywhere. Our room had a dirty towel that appeared to have been used as a tissue for someone to blow their nose. The toilet paper was all gone. Toilet seat had not been cleaned. No soap. Mosquito nets were torn and stained badly. Air conditioner and fans did work, thankfully. No garbage can in the room. One of our pillows had a stain that looked suspiciously like blood.
My first visit 4 years ago we were greeted with fresh cold juice and cool, clean lemongrass washcloths. This time we arrived to a locked front door and a reception room that smelled like sewer gas.
The rooftop was an amazing experience during our first visits. There was an honor bar and guest fridge that could be used during all hours. Breakfast was served in the rooftop and cooked to order from 7-10am.
This visit, the rooftop was a mess. Hookah pipes were left on tables and all of the table clothes were torn or had cigarette butt burns through them and looked like they hadn’t been washed in a week. All the chairs were scattered and the coffee table had a glass top that had been broken and not cleaned up. Breakfast was simple, but not bad – cut fruit, africafe or tea, mandazi, chapati and various other flat breads. No butter, no jam, no milk.
Again, pretty disappointed. After talking with the staff, it sounds as if COVID has been pretty tough on them, which might explain some of the deficiencies that we experienced, but certainly there are a lot of things that they could be doing now that don’t cost money. Wiping a toilet seat and picking up trash aren’t exactly costly tasks.
Oh well. I live in Tanzania, but I probably won’t go back until I hear that they have upped their game some.

Amazing Is the first word, secondly please be advised Warere has two facilities, the Town House and the Beach House, this review is for this Stone Town House, as u can see a few pictures are for the beach house which should not be here.
I was initially excited to find a beach view in stone town which was not true.
Stone town has a typical Hotel design of which Warere provides that at an amazing price, it is by far the best price for the Services provided in Stone Town and I would recommend this to anyone.
The staff is so kind and friendly, breakfast is great and the surrounding is quiet, the room are very Clean with spiced soap 😍
I spent three nights here and my next visits if not Stone Town then it’s the beach house.
Five stars ⭐️ ⭐️ ⭐️ ⭐️ ⭐️ for Warere Town House 👍👍👍👍👍👍

This place was great! We stayed in May so it wasn’t very busy. The staff is very friendly and super helpful they helped us arrange taxis and recommend a near by beach. The building is very cool with a lot of original Arabic architecture. The rooms are unique and cozy with balconies and a/c. It’s located on the edge of Stonetown just a 3min walk from the ferry so it’s a short walk to get into town but also quiet.

So wonderful! Warm and friendly staff, comfortable and attractive rooms, beautiful rooftop terrace. The perfect spot out of the hubbub of Stone Town but easy walking. Highly recommend!

Loved every minute of my stay here. Food was good, staff on point and rooms excellent. 5 minute walk to Forodhani Gardens it’s quite a bargain stay. Will be back for sure.

This place was awesome! As soon as you walk in you are greeted by friendly, helpful people. The check in was flawless and the rooms are clean and nice. The place is also quiet. They have the honour system for the rooftop drinks fridge which is kind of refreshing to see. The breakfast that is offered is delicious. I really liked this place and would stay here again. Is also walking distance to everything in Stonetown.

I’ve stayed in many budget guest houses in Stone Town and Warere is my favorite by far and is really good value (which isn’t always true in Stone Town). The single room is a good budget option, but the double room is more spacious and worth the upgrade. The best part is that this hotel is quiet for Stone Town, I woke up to the sound of birds rather than noisy hostel goers or street sounds (which is what you get at many hotels around here). Staff are very nice and helpful and the breakfast is the best of hotels in its range, offering different locally baked breads and lots of fresh fruits along with choice of eggs and beverages. Also, in addition to having beautiful Zanzibar style beds they are extremely comfortable, with good pillows and a mosquito net that fits- again not a given for hotels in this price range.
This is where I will always stay in Stone Town. It’s a bit off the beaten track but for me that’s a bonus, less tourists and tourist shops right around means you get hassled less and it’s not far to walk to get anywhere. Some budget options in Stone Town are tucked away in winding streets that’s can’t be reached by car (which makes luggage a hassle) and are newly impossible to find by yourself even after several days stay. Warere is easy to find (behind Princess Salme) and accessible by car and easily on foot

Stunning old building turned into a luxury hotel. Prices are reasonable, staff are friendly and helpful and the place has so much character. Perfect place to stay a couple of minutes walk from everything. All tours can also be booked by hotel staff.

The artistic detail of the old style rooms is very charming. I stayed on 2 occasions & loved everything from the spiced soap, to the great breakfast ,to the “honor bar” where you can purchase a beverage at any hour. The rooms were very clean & everything was in working order. The staff were amazingly helpful & friendly. I booked the spice tour through them & really enjoyed it. Take a taxi or get specific location directions, there is no sign on the street & it is in the middle of a bunch of other buildings. It was quiet & safe to walk to at night.

Warere beach house is phenomenal! I loved the room the beautiful beach and pool. It was a quiet stay. The loved on me and I loved on the staff. They are such beautiful, loving and hospitable people. The restaurant was amazing! The food was great and clean kitchen. The kitchen staff was courteous. They have a bar with nice gentlemen (Abdully, Shabban and Kevin) who can serve you drink alcohol, juice, tea, water and cappuccino with Zanzibar class. This is good place to stay for long time on a budget. I stayed here 9 days and it was flexible. If you want to do tours they will arrange driver and take care of everything so no stress. The reception is very understanding and able to problem solve and work with you. Mussa was able to send me my converter to the sister hotel in Warere Town house in Stone town so I can charge my phone. They go above and beyond in customer service. I will be returning again. Shauna speaks English and returns emails when i was booking the hotel so i didn’t have any problems with arrangements.

Affordable and comfortable place to stay with very friendly staff and cozy rooms with all needed amenities. Breakfas is more than accommodating – very fresh fruits, juice, coffe & tea, and selection of local breads, in addition to a selection of hot breakfast items (eggs, sausage, pancakes etc). If you fancy more than what’s offered, hop over to Zanzibar Coffee a 7 minute walk from the hotel. The hotel also offers a dinner, which I did not get time to test but I we on the rooftop on my first evening, and the preparations from the kitchen smelled wonderous!!
As a bonus, the hotel offers very reasoably priced tours and areangements for travel/taxi services around Zanzibar.
